Wells and Pasco water

Water Treatment in Land O' Lakes, Florida

Land O' Lakes is two places for water. The subdivisions are on Pasco County Utilities water, hard and disinfected with chloramine. Around them, roughly 3 in 10 homes sit outside every public water system and run on private wells. We test before we quote anything.

THE SHORT ANSWER

Who supplies water in Land O' Lakes?

Mostly Pasco County Utilities. The county's own service-area map puts about 87 percent of Land O' Lakes in its territory, and a few pockets in the south with FGUA, which took over the old Mad Hatter and Paradise Lakes utilities.

Being inside a service area is not the same as having a pipe. Matched against the 2020 Census, roughly 4,200 of the 14,492 homes in Land O' Lakes sit outside every public system on EPA's water-system map, most of them on private wells. Your water bill names your utility, and no bill means a well.

Which utility serves your Land O' Lakes home?

Usually Pasco County Utilities. The county's own service-area map puts about 87 percent of Land O' Lakes in its territory, and a few pockets in the south with FGUA, which took over the old Mad Hatter and Paradise Lakes utilities.

Pasco County Utilities buys about 95 percent of its water from Tampa Bay Water, a blend of groundwater, river water and desalinated seawater. Your water bill names your utility, and each one publishes its own annual report.

How many Land O' Lakes homes are on private wells?

Roughly 3 in 10. We matched the 2020 Census count of homes, block by block, against EPA's map of public water systems, which is built from the utilities' own service-line records, and about 4,200 of 14,492 sit outside every system.

If you have a pump and a pressure tank and no water bill, you are one of them. Nobody treats that water before it reaches your taps.

What do Land O' Lakes wells usually need?

Well water arrives the way it leaves the aquifer, so the problems tend to come together:

  • Iron that stains toilets, tubs and laundry orange

  • Hydrogen sulfide, the rotten-egg smell, often worst in the morning

  • Hardness that scales fixtures and the water heater

That takes a treatment train, not one box. Iron and sulfur removal sized to your flow rate comes first, then a softener, then reverse osmosis at the kitchen sink.

Can a water softener remove iron?

Only in very small amounts. Real iron loads foul the softener's resin and shorten its life, and it is one of the most common repairs we get called out for.

Oxidation and a backwashing filter belong ahead of the softener. Then the softener only has to handle hardness.

Why are there orange stains on your driveway?

Often it is an irrigation well. Some Land O' Lakes homes are on Pasco water for the house but water the yard from a separate well, and that water is never treated.

Sprinklers spray the iron across driveways, walls and fences, and the sun bakes it in. We will tell you whether treating that line is worth it, or whether re-aiming a few heads solves most of it. Our guide to rust stains from an irrigation well shows what to look for.

How hard is the water in Land O' Lakes?

Hard, on both supplies, but nobody publishes a number. Hardness is not a required parameter in Florida water quality reports, and a private well has no report at all.

We measure it at your kitchen sink during the free water test, and the softener gets sized on that number.

What happens at your free water test?

We test at your sink, check whether you are on a well or Pasco water, and walk you through each reading. On a well, we also check for iron and the signs of sulfur.

If your water needs nothing, we tell you. The visit takes about 45 to 60 minutes.

What we install in Land O' Lakes homes

Land O' Lakes homes split between wells and Pasco water, and each needs a different system. Your test decides which.

LOCAL KNOWLEDGE

What Pasco's 2025 report shows for Land O' Lakes

Pasco County Utilities' regional system lists every regulated result for 2025 under its federal limit. Chloramine ran at a highest yearly average of 3.44 parts per million against a limit of 4.0, and disinfection byproducts were low: 21.2 parts per billion of trihalomethanes against 80, and 11.7 of haloacetic acids against 60.

Lead was not detected in the most recent tap samples, and copper's 90th percentile was 0.975 parts per million against an action level of 1.3. The report does not list hardness, because Florida utilities are not required to publish it.

None of it covers a private well. A well has no report and no operator, and the Florida Department of Health recommends testing it for bacteria and nitrate every year.

Iron in an irrigation well can stain a house even when the drinking water is treated. Some Land O' Lakes homes water the yard from a separate well that no household system touches, and sprinklers carrying that iron leave orange marks on driveways, walls and fences.

Living with the system

What ownership actually looks like

Every year

Lab test the well

The Florida Department of Health recommends a lab test of any private well for bacteria and nitrate once a year. Test again after a flood.

When the taste returns

Catalytic carbon

On Pasco water, chloramine wears down catalytic carbon over time. A chemical taste coming back is the sign the carbon is due for replacement.

Once a month

Check the salt

Keep salt above the water line in the brine tank. Run out and the softener stops working, and spots and scale return within days.

Advice we give every homeowner

01

Treat the irrigation well too

Iron in a separate irrigation well never passes through your household system, so sprinklers can still stain walls, drives and fences orange.

02

Iron treatment goes first

A softener asked to remove iron fouls its resin, one of the most common repairs we see. Iron and sulfur treatment belongs ahead of it.

03

Size to gallons per minute

A well system has to keep up with your well's flow rate, not just your bathroom count. Undersized filters cannot backwash properly.

04

Water on your assigned day

Pasco's water shortage order runs through March 31, 2027 and covers private wells. Your watering day is set by the last digit of your house number.

Questions we get asked

Land O' Lakes water FAQ

Why is my Land O' Lakes well water staining everything orange?

Iron from the aquifer. It is clear in the glass until it meets air, then it oxidizes and stains fixtures, grout and laundry. Iron treatment ahead of the softener removes it before it reaches a tap.

Can a water softener fix iron?

Only in very small amounts. Real iron loads foul softener resin and shorten its life. You need oxidation and filtration ahead of the softener, which then only has to handle the hardness.

Am I on a well or Pasco County water?

A water bill and a meter at the street mean a utility, usually Pasco County Utilities. A pump and pressure tank with no bill mean a private well. Roughly 3 in 10 Land O' Lakes homes are on one.

How hard is Land O' Lakes water?

Hard on both supplies, because both come from Florida's limestone aquifer. Pasco does not publish a hardness figure and a well has no report, so testing your own tap is the only accurate way to know.

Will an iron system fix the smell as well as the stains?

Often, yes. Iron and hydrogen sulfide tend to arrive together, and one treatment train can handle both. How well depends on the sulfide level, which the test measures, so we size the system around it.

How often does a well system need servicing?

On a schedule, not when a problem appears. By the time you can smell or see something, the media has usually been spent for a while. We set the interval from your water and usage, and we can do the visits.
