A. O. Smith puts the number in writing. The installation manual for its on-demand water heaters says water hardness must not exceed 7 grains per gallon in a single-family home. City of Tampa water averaged 12.3 grains per gallon in 2025. That gap answers the tankless water heater hard water question for most of Tampa Bay: hard water does build scale inside a tankless unit, and you protect the heater by treating the water before it gets there.

Quick summary: Hard water leaves calcium and magnesium scale inside a tankless water heater's heat exchanger, and Tampa Bay city water carries enough hardness to do it. City of Tampa water averaged 12.3 grains per gallon in 2025, above the 7-grain limit in A. O. Smith's manual. Both A. O. Smith and Rinnai exclude scale or water quality damage from their warranties. A water softener ahead of the heater, plus the flushing your manual calls for, keeps a tankless unit running as designed.

How does hard water affect a tankless water heater?

Hard water affects a tankless water heater by leaving calcium and magnesium scale on the heat exchanger, the coil of narrow passages where the burner or element heats your water as it flows through. Scale coats those passages, so the heater has to push heat through a mineral layer and water has less room to move.

A tankless water heater packs its heating into a small space, so a thin crust matters sooner than it would in a tank. These are the minerals behind the white spots on your dishes and glassware, baked on at higher heat.

The early signs are easy to miss. Hot water takes longer to arrive, the temperature drifts when someone opens a second tap, or the unit shows a fault code. A. O. Smith's own troubleshooting table lists scale buildup as one cause of a flow valve fault on its Easy-Link models.

How hard is Tampa Bay water for a tankless water heater?

Tampa Bay city water runs harder than the limit at least one tankless maker sets. The City of Tampa 2025 water quality report puts the average hardness of its finished water at 211 mg/L, or 12.3 grains per gallon. A. O. Smith's on-demand manual sets 7 grains per gallon as the ceiling for a single-family home.

Pinellas County is in the same range. Pinellas County Utilities reports 11.1 to 14.3 grains per gallon for its supply. Clearwater is the interesting exception, because two of the city's three plants use reverse osmosis and pull hardness out before the water leaves. Our Clearwater water quality guide walks through which plant feeds which part of town, and our Clearwater water treatment page covers what that means at your tap.

Private wells vary from one property to the next. A. O. Smith's manual says well water must be treated, so a well home needs a test first.

Does a tankless water heater warranty cover hard water damage?

A tankless water heater warranty does not cover hard water damage at the two manufacturers we checked. The A. O. Smith on-demand manual lists hard water above 7 grains per gallon in a single-family home as damage due to water quality, outside the warranty. It also says hard water scaling must be avoided or controlled by proper water treatment.

Rinnai's limited warranty for its Sensei tankless models gives the residential heat exchanger 15 years or 12,000 operating hours, whichever comes first. The same document excludes improper maintenance, naming scale build-up, and any damage caused by poor water quality. It does not print a grains-per-gallon number, so check the installation manual for your exact model.

Keep your water test results and flushing records with the heater's paperwork.

How do you protect a tankless water heater from hard water?

You protect a tankless water heater from hard water with two habits: flush the heat exchanger on the schedule in your manual, and soften the water before it reaches the heater. Flushing removes scale that has already formed. A softener stops most of it forming.

Flushing means running a descaling solution through the heat exchanger with a small pump, using the service valves your installer should have fitted. Your manual sets how often, and harder water means more often.

A softener works by ion exchange. Resin beads trade the calcium and magnesium for sodium, and the unit regenerates the resin with brine from its brine tank. Our water softener installation starts with a hardness test, and the grain math for sizing a softener shows why a Tampa household's size matters as much as the brand.

The Achterberg family's 2022 rebuild in South Tampa came with a gas tankless heater and a softener loop the builder plumbed and left empty. About two and a half years in, the shower ran cold whenever someone used the kitchen tap, and the heater showed a fault code. Their plumber flushed a scaled heat exchanger.

Our test read 12 grains per gallon at their kitchen tap, in line with the city's average. We put a softener on that empty loop, sized for four people. The shower holds its temperature again, the plumber's flush schedule stayed in place, and the white crust on their faucets stopped coming back.

Is a tankless water heater worth it with Tampa Bay hard water?

A tankless water heater is worth it in Tampa Bay when you treat the water that feeds it. On untreated city water, scale shortens the time between flushes and puts the heat exchanger warranty at risk. On softened water, the unit runs closer to the way the manufacturer tested it.

Hard water options for a tankless water heater

Option

What it does

Trade-off

Flushing only

Removes scale after it forms

Scale keeps returning

Scale-prevention cartridge

Slows scale on the heater

Water stays hard

Water softener ahead

Removes hardness minerals

Salt and regeneration

Bottom line: Flushing treats the symptom; a softener removes the cause.

Scale-prevention cartridges and salt-free conditioners slow scale but leave the hardness in the water, so check your manual before you count on one.

A softener also protects the rest of the house, from the dishwasher to the shower glass. Our appliance lifespan math lays out what soft water saves beyond the heater, and you will find more in our hard water and softener articles.

Frequently asked questions

Does hard water affect every tankless water heater in Tampa Bay?

Hard water affects most tankless water heaters on Tampa Bay city water, because City of Tampa water averaged 12.3 grains per gallon in 2025. Homes served by Clearwater's reverse osmosis plants get softer water, and private wells vary, so a test tells you where your home stands.

Can I test my water hardness myself?

You can test your water hardness yourself with hardness test strips from a pool or hardware store, or start with your utility's annual water quality report. A free in-home test from us measures hardness at your tap along with chlorine, iron and pH.

What is the most cost-effective way to protect a tankless water heater from hard water?

The most cost-effective way to protect a tankless water heater from hard water depends on your hardness and household size. On City of Tampa water, a softener ahead of the heater cuts how often you flush it and protects every other fixture too.

How often should you flush a tankless water heater with hard water?

You flush a tankless water heater on the schedule in its installation manual, and harder water means more often. Slow hot water, temperature swings or a scale-related fault code are signs the heat exchanger needs a flush now.

Does a salt-free conditioner protect a tankless water heater?

A salt-free conditioner slows scale on a tankless water heater but leaves the hardness in the water. Some manufacturers write their limit in grains of hardness, as A. O. Smith does, so check your manual before you choose a salt-free system over a softener.

When should I get professional help with my tankless water heater?

You should get professional help with a tankless water heater when it shows a fault code, loses temperature or needs its first flush. A plumber handles the heater itself, and we handle the water that feeds it, starting with a free hardness test.
