County water / Brandon
Water Treatment in Brandon, Florida
Brandon has no water department of its own. Nearly 9 in 10 homes are on Hillsborough County's South-Central system, which carries chloramine at an average just under the legal limit. The water is hard on top of that, so we test at your sink before recommending anything.

THE SHORT ANSWER
Who supplies Brandon's water?
Hillsborough County, for almost all of it. The county's service-area map puts Brandon in its South-Central system, and matched against the 2020 Census, about 88 percent of Brandon's 46,940 homes are on it. A strip on the western edge, toward I-75, is on City of Tampa water.
Most county customers get their water from Tampa Bay Water's regional supply, a blend of groundwater, river water and desalinated seawater, and the county disinfects it with chloramine. Your water bill names your utility, and each one publishes its own annual report.
Utility
Hillsborough County South-Central, PWS 6290787
Disinfectant
Chloramine, a 3.8 ppm average in 2025 (limit 4.0)
Homes
46,940 in 2020, about 88 percent on county water
Hardness
Not in the county's report, so we test it
Which utility serves your Brandon home?
Almost certainly Hillsborough County. Its own service-area map puts Brandon in the South-Central system, and about 88 percent of Brandon's homes sit inside it.
A strip on the western edge, toward I-75, is on City of Tampa water instead. Your water bill names your utility.
Is Brandon tap water safe to drink?
The county's 2025 report for South-Central records one violation, an E. coli result at one sampling location in August 2025. Follow-up samples there were negative, and the county completed four corrective actions.
Every other regulated result was under its federal limit, and the county found no lead service lines in the system. For questions about your own water, the county's water quality hotline is (813) 264-3835.
Why does Brandon water taste like chemicals?
South-Central disinfects with chloramine, which is chlorine combined with a small amount of ammonia. Its 2025 report shows a highest yearly average of 3.8 parts per million, just under the limit of 4.0.
Chloramine holds up through long pipe runs, and it leaves a taste many people notice in coffee and drinking water. Removing it takes catalytic carbon with enough contact time, which is why dual-media city water treatment suits most Brandon homes.
What does hard water cost you?
The spots are annoying, but the scale is expensive. It builds up inside your water heater and acts like insulation, so the heater runs longer to reach the same temperature.
The same scale collects in dishwashers, washing machines and ice makers. Add the extra detergent and shampoo you use fighting the water, and hardness becomes a monthly cost rather than a one-time annoyance.
How hard is the water in Brandon?
Hard, but the county does not publish a number. Hardness is not a required parameter in Florida water quality reports, so figures online are estimates.
You will see it as:
Cloudy glasses out of the dishwasher
White crust on faucet aerators and shower heads
A film on the shower door that keeps coming back
Scale in the water heater, where you can't see it
We measure hardness at your kitchen sink during the free water test, and a softener gets sized on that number.
Why does the water smell like a pool some weeks?
Usually because your home is on City of Tampa water. Tampa switches its disinfectant to free chlorine for a few weeks at a time to clean its mains, and in 2026 it did so twice, in early summer and early fall.
The switch reaches county customers only in the few systems Tampa supplies, and South-Central is not one of them. Our Tampa water treatment page covers the switch in detail.
What happens at your free water test?
We test at your sink, measure the hardness and chloramine, and walk you through each reading. The visit takes about 45 to 60 minutes.
If you only need a softener, that is all we quote. If your water needs nothing, we tell you.

What we install in Brandon homes
Nearly every Brandon home is on chloraminated county water, so most need one of these three. Your test decides which.

A softener and catalytic carbon in one system. It takes out the hardness and the strong chloramine taste of South-Central water in one install.
homes with scale and a chemical taste

Water softener installation
Sized to your measured hardness and household. The right fit when scale on fixtures and appliances bothers you and the taste does not.
homes where hardness is the main complaint

LOCAL KNOWLEDGE
What Hillsborough's 2025 report shows for Brandon
The South-Central system's 2025 report records one violation. In August 2025, a repeat sample at one location tested positive for total coliform after a routine sample there found E. coli, two E. coli positives out of more than 2,500 bacteria samples that year. Follow-up samples from that location were negative, and while no single cause was found, the county completed four corrective actions.
Every other regulated result was under its limit. Chloramine ran at a highest yearly average of 3.8 parts per million against a limit of 4.0, trihalomethanes at 17.2 parts per billion against 80, and haloacetic acids at 12.1 against 60.
Lead's 90th percentile was 0.66 parts per billion against an action level of 15, and the county found no lead service lines in the system. The report does not list hardness, so that number comes from your own tap.

Brandon's chloramine runs close to the line. South-Central averaged 3.8 parts per million at its highest in 2025, just under the limit of 4.0, which applies to the yearly average. That strength is the flat, chemical taste many Brandon homes notice, and catalytic carbon is what removes it.

Living with the system
What ownership actually looks like
Once a month
Keep salt in the tank
Keep the salt above the water line in the brine tank. When it runs out, softening stops and spots return on glassware within days.
When the taste returns
Catalytic carbon
Brandon's strong chloramine slowly uses up catalytic carbon. When the chemical taste creeps back into the tap, the carbon is due for replacement.
Every 6 to 12 months
RO cartridges
Change the pre- and post-filters on schedule and the membrane lasts for years. We set a reminder on install day so it does not slip.

Advice we give every homeowner
01
Ask for catalytic carbon
Standard carbon struggles with chloramine, and Brandon's runs strong. A whole-house system here needs catalytic carbon with enough contact time.
02
Protect the water heater
Scale settles inside a water heater and acts like insulation, so it runs longer to reach the same temperature. Softening stops new scale forming.
03
Know if you are on Tampa water
Homes on the western edge may be on City of Tampa water, which switches to free chlorine for a few weeks at a time to clean its mains.
04
Water on your assigned day
Hillsborough is under a water shortage order through March 31, 2027. Water one day a week: house numbers ending in 0 or 1 on Monday, and so on.
Questions we get asked
Brandon water FAQ
Is Brandon tap water safe to drink?
The county's 2025 report records one E. coli violation at one sampling location in August 2025, with negative follow-up samples and corrective actions completed. Every other regulated result was under its limit.
Why do my glasses come out of the dishwasher cloudy?
Hard-water minerals dry on the glass and leave a film. Rinse aid hides it for a while, but softening removes the cause, and the glasses come out clear without it.
Is hard water damaging my appliances?
It builds scale inside water heaters, dishwashers and washing machines, which lowers efficiency and shortens their working life. That is usually the strongest financial argument for softening.
Do Brandon homes need a softener?
Most benefit, because South-Central water is hard and the county does not publish a hardness figure. A free test at your tap tells you where your home sits and what size system fits.
Which water quality report covers Brandon?
Most addresses are on Hillsborough County's South-Central system, PWS 6290787. The western edge, toward I-75, is on City of Tampa water, which publishes its own report.
Will a softener help my water heater last longer?
It should. Scale settles inside a water heater and acts like insulation, so it runs longer to reach the same temperature. Removing the hardness stops new scale from forming.
